Russell Dalgetty is committed to his clients’ success. As the President and Broker, Russell develops creative commercial-real-estate finance solutions for clients in all asset classes to help them achieve their company growth aspirations.
With more than two decades of real estate and commercial lending experience, including 13 years in an executive banking role, clients can feel confident that they’re in good hands. Russell is well connected in the financial community; he has strong relationships with senior leaders for pension funds, life companies, private equity funds, and trusts across Canada. His financing expertise includes all asset classes of construction financing; land development; term debt for multi-family (including CMHC insured), commercial, and industrial (both investor product and owner-occupied); and special use.
Russell offers much more than basic commercial mortgage broker services. As a former small business owner in a highly competitive industry, Russell knows the daily operational pressures entrepreneurs face and understands how to plan strategically for the future. He works closely with clients to gain a deep understanding of their company and commercial real estate goals to find the right financing match.

Gaurav Sobti has 10+ years of financial services experience across real estate, investments, finance and accounting.
Gaurav’s most recent formal role was with a national real estate finance firm where he was responsible for originating and underwriting commercial mortgage transactions with a specialty on CMHC insured (multi-family) financing. Prior to that, he spent 4+ years at a private investment fund which had a mortgage investment fund. Prior to that, Gaurav worked at Alberta Teacher’s Retirement Fund Board on the private investments team focused on private equity transactions. Gaurav was part of a top performing team that managed a $3Bn institutional grade portfolio. Gaurav started his career at Deloitte, one of largest accounting/advisory firms in Canada and worldwide.
By training, Gaurav is a designated CPA, CA and CFA Charter holder. Gaurav is a licensed mortgage associate.
Associate
Vanessa Houliaras is an experienced manager and finance consultant providing real estate debt financing for developers, investors, and private companies. She is skilled in underwriting, seeking business development opportunities, market research, creating quality investment packages, sourcing competitive financing options, and facilitating funding. Vanessa works with private borrowers across all asset classes providing conventional first and secondary debt, bridge loans, construction, and CMHC financing solutions.
With an established history of working in a variety of office environments and finance teams, she is committed to updating her market knowledge to align with competitive financing solutions. Before coming to Create Commercial, Vanessa worked at several other Brokerages and an Architecture, Interior Design & Engineering firm. Since 2016 her focus has been in mortgage brokerage and accounting roles in Commercial Real Estate.
Vanessa is a licensed mortgage broker with (RECA) Real Estate Council Alberta and an active member in Edmonton (CREW) Commercial Real Estate Women Association while serving on the CREW Board of Directors as Sponsorship Chair and ‘Breaking Ground’ Committee. Vanessa is a graduate from MacEwan University with a Bachelor of Commerce – BCom focused in Management and Business/Accounting.
