Russell Dalgetty is committed to his clients’ success. As the President and Broker, Russell develops creative commercial-real-estate finance solutions for clients in all asset classes to help them achieve their company growth aspirations.
With more than two decades of real estate and commercial lending experience, including 13 years in an executive banking role, clients can feel confident that they’re in good hands. Russell is well connected in the financial community; he has strong relationships with senior leaders for pension funds, life companies, private equity funds, and trusts across Canada. His financing expertise includes all asset classes of construction financing; land development; term debt for multi-family (including CMHC insured), commercial, and industrial (both investor product and owner-occupied); and special use.
Russell offers much more than basic commercial mortgage broker services. As a former small business owner in a highly competitive industry, Russell knows the daily operational pressures entrepreneurs face and understands how to plan strategically for the future. He works closely with clients to gain a deep understanding of their company and commercial real estate goals to find the right financing match.

Samir is a dynamic and results-oriented financial strategist with over two decades of experience in commercial banking. He has a proven track record in managing diversified lending projects in various sectors including revolving builder lines, single and multi-family Construction, General Commercial Lending, Commercial Construction Financing and Heavy Equipment Finance. Samir excels in relationship management, strategic planning, and risk mitigation, consistently driving business growth and ensuring compliance with all financial regulations. With a strong foundation in finance, he has held senior roles in major financial institutions, including Canadian Western Bank, Business Development Bank of Canada, TD Bank and ATB Financial. Samir holds a Bachelor of Commerce degree with a major in Finance from the University of Alberta.

Joe Anghelone began his career in banking and financing in 1988, upon graduating from Grant MacEwan University, with a diploma in Business Management.
Joe has a vast amount of experience with 36 years in the banking and financial services industry between two separate financial institutions. In his roles, Joe specialized in all aspects of real estate financing consisting of multi-family, construction and development, commercial/industrial (both investor and owner-occupied real estate); general commercial lending, and equipment financing. With his experience, Joe has established strong skills in structuring creative, competitive solutions to meet his clients needs, leveraging his connections in the financial industry, along with partnerships and specialists.
Joe’s most recent roll was with a full-service financial institution head quartered in Edmonton, Alberta as Assistant Vice President, Business Development. Joe’s development objectives were to maintain and build a high-value portfolio of large diversified commercial clients.
Joe has continually been a high performer and is well adapted to a fast pace environment with the end goal being the success of his clients. This includes developing innovative solutions, and sourcing competitive financing options.
Assistant Vice President
Vanessa Houliaras is an experienced manager and finance consultant providing real estate debt financing for developers, investors, and private companies. She is skilled in underwriting, seeking business development opportunities, market research, creating quality investment packages, sourcing competitive financing options, and facilitating funding. Vanessa works with private borrowers across all asset classes providing conventional first and secondary debt, bridge loans, construction, and CMHC financing solutions.
With an established history of working in a variety of office environments and finance teams, she is committed to updating her market knowledge to align with competitive financing solutions. Before coming to Create Commercial, Vanessa worked at several other Brokerages and an Architecture, Interior Design & Engineering firm. Since 2016 her focus has been in mortgage brokerage and accounting roles in Commercial Real Estate.
Vanessa is a licensed mortgage broker with (RECA) Real Estate Council Alberta and an active member in Edmonton (CREW) Commercial Real Estate Women Association while serving on the CREW Board of Directors as Sponsorship Chair and ‘Breaking Ground’ Committee. Vanessa is a graduate from MacEwan University with a Bachelor of Commerce – BCom focused in Management and Business/Accounting.
